Downtown Elkhart sits where the Elkhart River meets the St. Joseph River, and much of the ground here is sand. That sand drains fast, and the city pumps all of its drinking water from wells. The federal soil survey rates almost every soil it scores in Elkhart as very limited for septic drain fields. In the older blocks on city sewer, a backup can start in the line between the house and the main.

The USDA soil survey maps sandy soils named Tyner, Bristol, Osolo and Coloma across much of Elkhart. In soils this fast, a drain field may not filter wastewater well before it reaches groundwater. Low spots are the other problem, with a water table that can rise within about a foot of the surface. That covers about one acre in five inside the city.
The city's wells sit in three wellfields around town, and a state assessment rated the water highly susceptible to contamination. The county health department's septic program exists to keep wastewater out of surface and drinking water. When a lot cannot take a standard trench, the county calls for a flood-dosed system or an elevated sand mound. For a new or replacement system, our septic system installation crew builds what the county permit specifies.
The typical Elkhart home was built around 1965, and about one in four went up before 1940. In the city, the pipe from the public main to the building belongs to the property owner. The city maintains the mains, so a cracked or root-filled lateral is the owner's repair. We handle sewer line repair on that stretch of pipe, and we replace lines past saving.
Elkhart's sewer system was designed to carry sewage and rainwater in the same pipes. In heavy rain or snowmelt, the city says those pipes can overflow into the St. Joseph and Elkhart rivers. For homes in areas hit by wet weather, the city runs a program that helps pay for a backwater valve. To qualify, owners take downspouts and other clear-water drains off the sewer first.
Septic permits for Elkhart homes come from the Elkhart County Health Department's Environmental Health office in Goshen. The county's ordinance requires a construction permit before anyone installs or repairs a septic system. For a new system, a registered soil scientist does a soil boring on the lot first. For a failed system, county staff can do the soil work for the repair.
Under the ordinance, a system has failed when it stops taking sewage as designed or effluent ponds on the ground. Once a system fails, the owner has 15 days to correct it, unless the health officer orders otherwise in writing. Our drain field repair work starts with finding the cause, then a written quote for the fix. Before anyone digs, state law calls for at least two full working days' notice to Indiana 811.
Past the reach of city sewer, homes in Osolo, Cleveland, Concord and Baugo townships may run on septic. Housing there runs newer, with typical build years of 1980 in Osolo and 1991 in Cleveland. Simonton Lake, in Osolo Township, has a typical build year of 1989. Elkhart County's ordinance says septic tanks should be pumped and cleaned every 3 to 5 years.
When a sewer line runs within 300 feet of the property line, the ordinance can count sewer as available. Then the owner connects on the sewer provider's terms, and the old tank is abandoned and filled. We also take on septic to sewer conversions, including the trench and the tank abandonment.
